Melbourne Roof Tile Restoration – Why should you have your roof restored?

A roof restoration is designed to stop or slow the process of the roof tile surface deterioration. Many years after being installed your roof tiles begin to oxidise and deteriorate, going powdery. Once this process starts, the oxide will soil in your guttering and restrict the flow of rain water to the down pipes. As the roof tile surface coating has completely deteriorated there is nothing to protect the tile from water.   As roof tiles are very porous they will begin to absorb rain water and drip into the ceiling space, potentially causing water staining and/or damage to the plaster ceiling. This can be seen in the image on the left.

Melbourne Roof Tile Restoration – Our roof restoration process:

  1. Remove and replace any broken roof tiles.
  2. Remove and replace the mortar under the capping and roof tile valley cuts. This process involves removing the capping tiles and putting them aside, making sure that they later go back into there original position.
  3. When it comes to the valley trays we only have to remove and replace the mortar beneath the valley tray cuts. We ensure the right amount of mortar is utilised so that rain water is then diverted into your roof cavity. This is why a qualified roof tiler should be appointed to the job.
  4. Once mortar is completely dry  the entire roof is then pressure washed.  The roof tiles are cleaned in preparation for the 1 coat of primer. The primer is applied to the roof using a paint sprayer. In most cases unglazed terracotta tiles do not need to be painted. Once pressure washed the natural beauty of the tile comes through, as shown in the image below.

Give your concrete roof tiles a facelift

Two coats of roofing paint are applied evenly across the entire roof surface, making sure no areas are missed.

It is important that a qualified roof tiler does this stage of the process.

If too much paint is applied it can potentially block the rain water channels, causing the rain water to divert into your roof cavity. This can potentially cause water staining and damage your plaster ceiling or worse.

Roof restoration can also be done to faded Colorbond roofs. The process is a lot simpler as there is no mortar to be replaced.  The entire roof needs to be pressure washed and then  a single coat of primer with two coats of paint would be applied.
